Requirements for Certified Residential and Certified General Licensure

The Appraisal Division of DPR has been receiving a growing number of phone calls from appraisers stating that education providers are still telling them there is enough time to complete all of the requirements to upgrade a license rank to a Certified Residential or Certified General license, before December 31, 2007. This may not be a true statement, especially if the student hasn’t begun logging any experience credit.

Example: Currently there are two sets of criteria for licensure as a Certified Residential. Both sets of criteria require 2500 hours of appraisal experience as outlined by the AQB for licensure in NO LESS THAN 24 MONTHS. Under the current criteria Certified Residential requirements are 120 hours of education, pass the test and the 2500 hours appraisal experience. In order to qualify the application for licensure as a Certified Residential Appraiser applications must be complete (no questions remaining) including the test and in our offices by December 31, 2007. If any element is not completed by then the second set of criteria is in play, 200 hours of education, pass the test and an Associate Degree (or higher) along with the 2500 hours of experience. If someone without logged appraisal experience were to start NOW (December 15, 2005), they would not have the time to complete the application and have it in our offices by the close of business 12/31/07.

Without logged appraisal experience prior to December 2005, applicants will not have sufficient time to complete their applications under the current criteria. Applicants without logged appraisal experience wanting to gain the rank of Certified Residential Appraiser need to follow the AQB Criteria 2008.

The Certified General rank requires 3000 hours in NO LESS THAN 30 MONTHS. That means you would have had to start logging experience in May or June of 2005 at the latest to qualify under the current criteria. If you started logging experience for the Certified General Rank after June of 2005, you will need to follow the AQB Criteria for 2008.
